Don’t Wait for a Breakdown to Think About Your AC
Texas summers don’t ease into anything. One week it’s mild, and the next your air conditioner is running 14 hours a day trying to keep up with triple-digit heat and heavy humidity. An annual AC tune-up is the simplest thing you can do to make sure your system is ready when that switch flips, and that it stays running all the way through the long cooling season.
Summit Air Conditioning has been performing seasonal maintenance across the Brookfield area since 2005. A tune-up isn’t a sales pitch for new equipment. It’s a thorough inspection and cleaning that keeps your existing system working the way it should.
What We Check During an AC Tune-Up
Our factory-trained technicians follow a thorough checklist during every cooling season tune-up:
- Refrigerant charge: we measure refrigerant levels and check for leaks. Low refrigerant is one of the most common causes of poor cooling performance and high energy bills in North Texas, where systems run hard for much of the year. All refrigerant work follows EPA regulations.
- Evaporator and condenser coils. Dirty coils reduce heat transfer and force your compressor to work overtime. We clean the outdoor condenser coil, check the indoor evaporator coil, and inspect both for corrosion, which is common in our hot, humid environment.
- Electrical connections: we inspect and tighten all electrical connections, test capacitors, and measure voltage and amperage on motors. A failing capacitor is the single most common cause of AC breakdowns we see in this area.
- Condensate drain. Our humid summers produce a lot of condensate. A clogged drain line can cause water damage, trigger a safety shutoff, or create conditions for mold growth inside your air handler.
- Thermostat calibration, we verify your thermostat is reading accurately and cycling the system properly. Even a two-degree error means your system is either short-cycling or running longer than it needs to.
- Air filter: we check your filter and recommend replacement if it’s restricting airflow. During our heavy pollen season, filters can clog faster than most homeowners expect.
- Blower motor and fan. We check the blower motor amperage, lubricate bearings where applicable, and verify proper airflow across the evaporator coil.
Why Tune-Ups Matter More in North Texas
In parts of the country where AC runs three or four months a year, skipping a tune-up might not catch up with you for a while. In the Brookfield area, your air conditioner runs from spring well into fall, sometimes longer. That’s many months of near-continuous operation, often in extreme heat and humidity that accelerates wear on every component.
The combination of heat and humidity means coils get dirty faster, drain lines clog more frequently, and electrical components degrade sooner than the national averages would suggest. An annual tune-up accounts for these local realities. The U.S. Department of Energy recommends professional maintenance at least once a year to keep systems running efficiently.
When to Schedule
The best time to schedule an AC tune-up is late February through early April, before temperatures climb and before our schedule fills up. If you’re on a maintenance plan, we’ll reach out to schedule your visit automatically.
If your system is more than 10 years old or you’ve noticed rising energy bills, a tune-up is especially worthwhile. We’ll give you an honest assessment of your system’s condition and let you know if anything needs attention, or if it’s running exactly the way it should.
